Why investing in coastal Croatia makes sense — today?

01

Limited Coastal Supply

New construction on the first and second sea line is strictly limited, while zoning regulations and land scarcity create a structurally constrained supply in prime coastal locations.

02

Stability & Transparency

Croatia is a member of the EU and the eurozone, offering a transparent property ownership system based on notarial transactions and public land registries.

03

Stable Demand

The Adriatic coast attracts second-home buyers, long-term residents and renters, supporting consistent demand and long-term liquidity.

04

Reliable Investment

High-quality seafront real estate is a reliable and investment-attractive asset.

Investment process — How it works?

Project Identification & Selection

Projects begin with the identification of land plots and locations that meet market demand and offer clear development potential.

At this stage, an initial understanding of the project concept and possible development scenarios is formed.

Project Structure & Strategy

For each project, the participation structure, execution phases, and investment strategy are defined in advance.

This allows investors to clearly understand the logic of entry, capital deployment, and future exit.

Investors participate at the strategic level, without involvement in operational processes.

Design & Permitting

Once the concept is approved, the architectural design is developed and the full permitting process is initiated.

Only after all required approvals are obtained does the project move into the construction preparation phase.

Construction & Execution

Construction is carried out in accordance with the approved project, compliant with zoning and regulatory requirements,

and aligned with the predefined strategy and execution plan.

Sales & Exit

Depending on the selected strategy, sales may begin during the construction phase or after project completion.

Investor exit takes place in line with the predefined logic and execution stages.

Information & Updates

Throughout the entire process, investors receive regular updates on project status and key milestones.

This ensures continuous understanding of project progress without the need for operational involvement.

Three key differences between construction investing and apartment ownership

Your capital starts working already during the project execution phase.

Source of income

In construction investing, returns are generated through the realization of the entire project — building and selling the property.

Apartment ownership ties income and payback to holding and operating an individual unit.

Simplified entry

Construction investing offers a simplified entry without purchasing an individual property.

It does not require personal involvement in ownership formalities, operational tasks, or property management.

Predictable exit

Construction investments are designed with a defined exit upon project completion or during the sales phase.

Unlike apartment ownership, the timing of returns is driven by project logic rather than long-term holding.

Risk Management & Execution Control

Permits

Structured pre-checks and a clear permitting roadmap are completed before capital deployment, reducing regulatory and timing risks.

Cost

Costs are managed internally through strict budget discipline, built-in contingency reserves, and continuous cost monitoring throughout execution.

Schedule

Milestone-based planning, direct site management, and regular plan-versus-actual reviews ensure timeline control.

Market & Exit

Each project is structured with multiple exit options — sale, partial sale, or long-term hold — allowing flexibility in response to market conditions.

Capital Deployed

Own Capital Commitment & Financial Independence

Projects are executed using the developer’s own capital. Private investors join projects in which the company is already financially committed, ensuring aligned interests throughout all stages of execution.

Early-Stage Sales Performance

Capital formation before project completion

A significant share of project capital is generated before construction is completed through structured early-stage residential sales.

This creates liquidity during planning and construction, reduces execution pressure, and supports predictable capital flow throughout the development cycle.  across development stages.

Investment Structures & What You Receive

Project-Based & Transparent

We work with investors on a project-by-project basis. Each investment is structured individually, depending on the project phase, capital volume, and the selected strategy — sale or long-term hold.

Our focus is on creating a clear, well-documented business case with defined milestones and responsibilities.

Typical Investment Formats

We structure investments individually for each project, taking into account the project phase, capital requirements, and execution strategy.

Depending on the project, this may include:

☑️ Project-specific equity participation
☑️ Structured financing with an agreed term
☑️ Joint-venture partnership

The exact structure is always defined per project and documented in the term sheet or investor brochure

What You Receive Before Making a Decision

Before any commitment, investors receive a comprehensive and transparent information package, allowing for an informed and structured decision.

This typically includes:

☑️ Project summary, location & investment strategy (sale or hold)
☑️ Budget framework, timeline and key milestones
☑️ Roles, responsibilities and project governance
☑️ Reporting structure and information scope
☑️ Exit scenarios (sale, partial sale or hold — depending on the project)

Detailed documents are provided after an initial conversation and — if required — under NDA.

Clarity before capital commitment

We only move forward when the business case, risk profile, and execution plan are clearly defined and understood by all parties. This ensures alignment, realistic expectations, and disciplined execution throughout the project lifecycle.

Frequently Asked Questions

Key questions about investment structure, risk management, and the next steps

Investor participation is structured on a project-specific basis using a predefined legal framework. The form of participation (equity participation, financing, or a joint project structure) is defined in the contractual documentation before any investment decision is made.

Yes. Each investment is linked to a specific project with its own financial model, execution timeline, and exit strategy. Investors participate in a clearly defined asset rather than a general project pool.

Profit is generated through the realization of the project — the construction and subsequent sale of the property. Profit is distributed proportionally to the investor’s participation and in accordance with the agreed investment structure. All terms are defined in advance in the project documentation.

Project timelines may be adjusted due to construction progress or external factors. However, the project continues to be executed within the approved structure. In many cases, sales begin before construction is completed, allowing capital movement to continue alongside execution.

Yes. The developer participates in projects with its own capital, ensuring aligned interests between the company and investors throughout all stages of the project.

Investors receive regular updates on project status, key milestones, timelines, and budget framework. This ensures transparency without requiring investor involvement in day-to-day operations.

Before making an investment decision, investors receive a structured project information package, including a project overview, investment model, key milestones, budget framework, and possible exit scenarios. Documents can be provided under a non-disclosure agreement (NDA) upon request.
